Staedion

One out of seven homes in The Hague belongs to Staedion. This housing corporation rents out over 37000 homes and 6500 other objects and is active in new construction, renovation, management, and rental. A beautiful organization that we may support in working effectively with data, including through BIM. 

In late 2018, we were approached with the question if we could help Staedion put its data in order. The corporation knew that BIM would help with this but needed someone who could support them. The mutual click was there right away, and so we started the cooperation.

Together we determined how BIM could (and can!) be used and how Staedion could start working with 3D models to organize and structure the available data. The main goal was to map the required data, especially for management and maintenance. We started with a pilot of four residential buildings and drawing offices and looked at what data was required by Staedion. We emphasized that the information present in the 3D models is one of the sources for the property data management system. And we found the connection between the multi-year maintenance plan and the software used for this purpose at Staedion.

A second goal was to show how the new construction department could also directly benefit from BIM. In 2019 we tested this at one project, and in 2020 we used two projects as pilots. Staedion's conclusion after these pilots: with BIM, everything - developing, building, managing - becomes easier, faster, and better.

Both parties are still very enthusiastic, and we are still working for Staedion. For example, within the current projects of the housing corporation, we check to what extent they meet the BIM requirements of Staedion, after which appropriate follow-up advice follows. In addition, all new construction projects start with the request to deliver a 3D model during the design and implementation process, containing the information Staedion needs to validate the requirements' program and extract the data required for management. 

It is great that everyone at Staedion is still convinced of working with BIM. The enthusiasm is contagious, and that alone makes our collaboration a success!
